A Deep Dive into the Transformation of a London Period Property

The Challenge: Assessing a Century of Decay
Every project begins with a forensic assessment. When we first arrived at this London property, it exhibited the classic symptoms of “masonry trauma”:
- Carbon Crust Saturation: The beautiful London Stock bricks were completely black, buried under a thick layer of carbon soot and traffic pollutants.
- Cement “Suffocation”: A previous repair had utilized hard Portland cement for repointing. This was already causing the brick faces to “spall” (shatter) because moisture was trapped inside the wall.
- Biological Growth: Algae and moss were thriving in the damp, recessed joints of the shaded elevations.
- Weathered Stone Dressings: The decorative stone sills and cornices had lost their sharp edges to erosion.
Step 1: The “Reveal” – DOFF Steam Cleaning
The first stage of bringing a building back to life is removing the grime without hurting the substrate. We never use high-pressure jet washes or abrasive sandblasting, as these methods destroy the “fire-skin” of the brick.
Instead, we utilized the DOFF Superheated Steam system. By applying steam at 150°C with very low pressure, we were able to melt away the carbon crust and kill biological spores instantly.
The Result: The black facade vanished, revealing the warm, varied hues of the original yellow and plum-colored bricks. This is the moment the building’s “personality” truly returns.

Step 2: The “Liberation” – Removing Failed Cement
The most delicate part of this restoration was the removal of the old cement mortar. Because cement is harder than the historic brick, removing it requires a specialist touch.
Using oscillating tools and hand chisels, our team carefully “raked out” the cement joints to a depth of 20mm. This process “liberates” the brickwork, allowing the house to begin drying out for the first time in decades. We ensured that no “over-cutting” occurred, preserving the sharp corners of every individual brick.
Step 3: The “Healing” – Lime Mortar Repointing
To ensure this building stays “alive” for the next century, we used Natural Hydraulic Lime (NHL).
Lime is the lifeblood of heritage restoration. Unlike cement, lime mortar is vapor-permeable. It allows the solid-wall construction to breathe, wicking moisture out of the bricks and into the atmosphere. For this project, we custom-blended the aggregate to match the historic local sands of the area, ensuring the color and texture were period-correct.

Step 4: The Decorative Detail – Tuck Pointing
On the front elevation, the client opted for Tuck Pointing. This elite heritage finish involves laying a colored base mortar that matches the brick, then “tucking” a fine, white ribbon of lime putty into the center.
This technique doesn’t just look grand; it creates an optical illusion that makes irregular, weathered bricks look perfectly geometric and sharp. It is the ultimate way to restore the “prestige” of a London townhouse.
